Our process involves three parts, Planning, Building, and Follow-up. But before the first planning session, you’ll want to meet with us in person. We’ll ask you about your vision, your expectations, your site (if you have one), and a range of other things. You’ll want to know about our past projects, how we work, and what kind of results we deliver. You’ll also likely want to tour some of our other estate and luxury homes here in Victoria, which we will happily arrange. By the end of this process, we’ll have a good idea of whether we’re a good fit for one another. We believe that building is a two-way relationship, one that is built foremost on trust, transparency, and clear communication.
We’re a big believer in working closely with your architect or home designer from the start. If you don’t have one yet, we can recommend some excellent local design professionals. Having us involved as this phase helps minimize potential problems that may occur in the construction phase – what we refer to as the ‘buildability,’ or feasibility, of your design (If you don’t have a site selected for your home, we can help with that too). Once this process is completed, we’ll sit down together and develop a construction budget. We’ll go through several iterations where we discuss different materials and specifications, and come to a budget that meets your expectations. Once the budget is agreed, we’ll develop a written contract that both parties sign. This is your commitment and ours. Then final drawings are submitted to the local municipality for approvals. Any issues are resolved, and then building start dates and schedules are set.
We break ground. Excavation begins, the walls begin to go up, and you get to walk through things like flooring, cabinets, electrical, lighting, plumbing, HVAC, media control and more. Mike Knight personally supervises the crew and subtrades on all our job sites, ensuring that quality standards are being met. You’ll be invited to conduct regular site visits as often as you like. We adhere to strict safety standards and carry full WCB coverage and insurance to insulate you from liability. We also provide you with regular updates on your home’s progress, on a daily, weekly, or monthly basis. You’ll get a chance to address changes or concerns throughout the process.
Your home is built, the keys are exchanged, and you move in. We sign off and leave you with a project binder that includes manuals, warranties and a list of contacts for tradespeople and appliances installed in your home. The period after that is where Mike Knight truly stands apart. Whether it’s regular maintenance, or getting a tradesperson to quickly resolve an issue, Mike’s commitment to excellence extends well beyond the completion date and the dry contracts of the warranty program.
